Schematic Design
Schematic Design is the first phase of services for the project’s design. At this stage, Britto Charette articulates the project three-dimensionally. Our work will include photoshopped two dimensional elevations, materials, furniture, and lighting all specified in a Keynote format. A floor plan with furniture is also included and possibly a parti diagram that details the concept and circulation, public VS private, and finally the adjacency/block and stack.
Design Development
The Design Development stage follows Schematic Design, taking the feedback from the client and further articulating the concept. Our base drawings are expanded to incorporate details and specifications required for bidding and construction of the interior. Subsidiary spaces that were not included in the first presentation are also developed. CAD drawings/sheets for power and data, switching plan, and reflective ceiling plan are created, and the cartooning of the Construction Document set begins. A client’s signature is required, approving the project’s design.
Construction Documents
Construction Documents follows Design Development and may include other disciplines such as the Architect of Record, Mechanical, Structural, Electrical, Sprinkler and Plumbing engineers. Additionally, Audio-Visual engineers may be included and a client’s requested art, pool, and/or landscape consultant. These documents are used for permitting and bidding. Our set of drawings typically include the following: Title Sheet, Demolition Plan, Floor Plan, Finish Floor Plan, Furniture Plan, Reflected Ceiling Plan, Power and Data Plan, Switching Plan, Interior Elevations, Sections, Partition Types, Detail Sheets and finally Door & Hardware Schedule. A complete Design Manager Document is also included, showing every piece to be purchased by Britto Charette including furniture, drapery, accessories, art, and lighting. Taxes, customs agreement fees, domestic shipping costs, and estimated timelines are also included.
Acts of God (AKA Force Majeure)
Acts of God (AKA Force Majeure) may impact both the project schedule and total project cost and are beyond the control of Britto Charette. This could include acts of terrorism, pandemic, earthquakes, strikes, and hurricanes.
